ABC 7 Chicago reporter Craig Wall says any new Chicago Bears stadium is about four years away, but considering the property sale closing date, the demolition requirement of the existing Arlington Park grandstand, and construction during winter weather periods, a new Bears stadium in Arlington Heights is probably five to seven years away. Churchill Downs said in a statement Wednesday, September 29, 2021 that the company anticipates closing the sale of the Arlington Park property in late 2022 or early 2023. Although the start of stadium construction would depend on overlap of design prior to property transfer, and whether or not Arlington Park grandstand demolition would be complete prior to property transfer, complete design and build would probably take 3.5 to 5 years. Compare the design and build timeline duration of a potential Bears stadium in Arlington Heights to SoFi Stadium in Inglewood, California and Allegiant Stadium in Las Vegas, Nevada. A comparison to SoFi Stadium and Allegiant Stadium — both constructed in locations with better “construction” weather than Arlington Heights, Illinois — may help the understanding of the time required to complete a Chicago Bears stadium in Arlington Heights, Illinois.

SoFi Stadium in Los Angeles, cost nearly $5 billion and was built without any taxpayer funds. Allegiant Stadium in Las Vegas cost $2 billion, and was propped up by $750 million in public funds. According to the multinational engineering firm AECOM, the joint venture of Turner Construction Company and AECOM Hunt, part of AECOM (NYSE:ACM), took about four years to build. After breaking ground on the state-of-the-art stadium in November 2016, the joint venture has overseen a team that encompassed approximately 3,000 workers daily at peak, with more than 17,000 people in total contributing to make the NFL’s largest stadium a reality. SoFi stadium can host approximately 70,000 fans and is expandable to accommodate up to 100,000 people for special events.

SoFi Stadium is already slated to host Super Bowl LVI in 2022, the College Football Championship Game in 2023, and the Opening and Closing Ceremonies of the Olympic Games in 2028.

According to Design-Build contractor, Mortenson | McCarthy, Allegiant Stadium was built with a joint venture team of more than 200 firms, completing the $1.97 billion facility on-time at the end of a successful 31-month-long construction schedule, which occurred 40 months after the NFL’s approval of the Raiders’ move to Las Vegas. Allegiant Stadium hosts 65,000 fans.

The Chicago Bears are scheduled to play the Las Vegas Raiders at Allegiant Stadium for the first time on Sunday, October 10, 2021. The Rolling Stones will perform at Allegiant Stadium, bringing their NO FILTER Tour to Las Vegas, on November 6, 2021. A TBA date for WWE’s Money in the Bank is scheduled at Allegiant Stadium — possibly July 3, 2022.

The 326 acres at the Arlington Park property offer a tremendous opportunity for investors to become involved in a modern unified plan for the entire property. The Chicago Bears stadium in Arlington Heights would only occupy about 100 acres or one-third of the entire property. A coordinated master plan for the entire property is enticing to investors because the project would increase the chance of profitability for investors, and would be a boon that could benefit the entire State of Illinois, not just Arlington Heights and the northwest suburbs.

The Arlington Heights location is an ideal location for a Chicago Bears football stadium with access via expressway Illinois Route 53 just to the west of the 326-acre property, and with nearby access from I-90 just south of the new home of the Chicago Bears. The property at Arlington Park already has its own Metra train station and adequate space for hotels, restaurants, shopping and a park or multiple parks. The Bears stadium could allow additional use, such as an Olympics venue, a premium stadium for NCAA championship games for football and basketball, and major concerts.
