Next Phase of Arlington Downs Construction Set to Proceed Beyond One Arlington Apartment Tower

Construction on Arlington Downs, an apartment, retail and hotel redevelopment project at Rohlwing Road and Euclid Avenue in Arlington Heights, will move ahead with the groundbreaking for a hotel building in December, and with the construction of retail buildings next spring.

Four Points by Sheraton will begin construction on a 160-room hotel Dec. 1, according to Jeff Funke, of Funke Architects. Four Points by Sheraton Hotels are mid-scale branded hotels defined by Sheraton as having stylish rooms, with productive workspaces with delicious breakfast service.

Sheraton Four Points also serve local beer with Four Point Best Brews®.

Developers also received approval for adjustments to their October 28, 2015 plan and presented a new architectural look for the 27-acre site at the village board meeting Monday, November 16, 2015.

Funke said developers soon will apply for permits for all six buildings and plan to start construction on one of the retail buildings along Euclid in the spring of 2016. However, Funke did not elaborate on the names of the retailers.

Several large restaurants, a hair salon and a movie theater have expressed interest in the project.

Restaurants, and a drive-thru bank

Up to 26,825 square feet of indoor restaurant space

6,400 square feet of outdoor restaurant space

Changes also included an adjustment to lower parking counts, eliminating and adding entrances and exits, and reallocating square footage.

A more contemporary design was proposed which will include wider sidewalks for outdoor eating and pedestrian access. Also, an outdoor plaza with lighting is planned for musical performances at night.

“We didn’t want to create a typical environment,” said Funke, during the meeting.

Along Euclid Avenue, developers are also planning to create a bike and pedestrian path with a decorative Zoetrope horse sculpture with an animated appearance of the horse galloping parallel to the Euclid Avenue.

“That is our gesture to the horse track and the identity that we are a part of that and the gateway to Arlington Heights,” Funke said.

One Arlington, the apartment tower that replaced the original hotel tower and opened last year, was the first phase of the project. The apartment building has successfully reach almost 90 percent full capacity.
